Our goal is for you to net more money after our fees than if you were self-managing - plus we handle all the headaches and you can relax and enjoy the cash flow!
Monthly fee: 12% of monthly gross rent (minimum $75, and 5% of monthly gross rent above $2,000/month/unit)
One month’s rent as a fee to place a new resident (includes light cleaning, marketing, screening, showings, pre- and post-move in inspections, all lease documentation and payment processing). If a tenant leaves before 12 months’ rent is paid, there is no placement fee for the following tenant. Note: for locally-owned “leasing alone” clients this fee is two months’ rent, one paid by owner and one paid from resident’s first month rent; also “leasing alone” clients are responsible for their own lease documentation and ongoing payments.
Lawn mowing $35 per cut and up (amount set prior to any mowing)
Snow removal $35 per shoveling, $20 per salting and up (amount set prior to any snow removal)
Repairs $30 fee per service request per unit (no matter how many separate work orders are part of a single service request; includes pest control visits), plus vendor’s charges as billed. We pass on all vendor discounts and special pricing to our owners (we do not ‘gross up’ vendor bills). Owner sets threshhold requiring explicit approval (for example: anything under $400 can be done without delay)
Maintenance $30 fee per request (maintenance plan items are no fee, see below) plus vendor’s charges as billed. We pass on all vendor discounts and special pricing to our owners (we do not ‘gross up’ vendor bills). Same fee applies to accompany pest control (discounted for multi-unit buildings: 1-3 units $30, 4-10 units $50, etc)
Additional inspections $50 fee for each requested inspection - includes accompanying code enforcement, appraisers, or any other expert - plus the expert’s charges as billed
Resident in-home peer counseling $35 fee per hour plus materials (also available for applicants if owner requires pre-lease in-home visit)
Renovations 10% of total job payable with vendor’s draws. Includes developing job scope, securing 2 or more quotes from vendors, contract management, monitoring job progress, reviewing all invoices, managing payment draws, confirming permit paperwork and inspections and etc. We pass on all vendor discounts and special pricing to our owners (we do not ‘gross up’ vendor bills).
Evictions $500 fee plus lawyer’s billed charges; we have lawyer handle all court-related paperwork and service(s); we manage all supporting paperwork, court appearances, and etc. Discounted to $150 for evictions in first year of tenancy where we have placed the tenants
